Community Groundskeeper

Groundskeeper duties at a multi-family residential property are varied, and require a degree of specialized knowledge to properly maintain plant material, trees, and the lawns in a healthy and attractive condition through seasonal changes.  The planting of annual flowers for color is in addition to the regular duties of the groundskeeper.  Additionally, specialized knowledge is required and regulated by law for the application of pesticides, insecticides and some fertilizers.

BASIC JOB REQUIREMENTS:

  • Plant identification; types of grass, trees, shrubs and flowers … their individual properties and requirements for care.
  • Competency in technical aspects of landscape maintenance (mowing, edging, pruning, and use of power equipment.)
  • Knowledge of proper watering techniques; lawns, trees, shrub beds.
  • Knowledge of irrigation repair and set-up for watering; correct hose and sprinkler distribution.
  • Knowledge of pruning
  • Knowledge of exterior pest and disease identification
  • Knowledge of power equipment use and repair; equipment maintenance
  • Annual flowers; selection, ordering, planting.
  • Ability to work with a minimum of direct supervision.
  • Ability to recognize situations where you should not (or are unable to) make a decision, and contact the appropriate supervisor and landscape professional; i.e. for fertilizer, pesticide and insecticide application or for weed control application.
  • Be constantly aware of safe work habits, observe safety regulations and avoid hazardous; short cut” methods for your personal well being and he safety of others.

ADDITIONAL REQUIREMENTS:

  • Mowing Practices Throughout the Season
    • Straight lines
    • Alternate mowing patterns
    • Sharp clean cut
    • Proper height, adjust for weather
    • (summer = mower height 2″ June thru September)
    • (spring, fall and winter = mower height 1 1/2″ Jan. thru May and again in Oct. thru Dec.)
    • Trim around obstacles: avoid damage to sprinklers, spotlights or girdling trees.
  • Edging
    • Bi-weekly edging of sidewalks
    • bed edges and tree rings should be maintained with a straight 2″ deep edge (May thru August)
  • Debris and Excess clippings;
    • clippings removed from turf, sidewalks, drives and plant beds
    • avoid accumulation of clippings and debris to be tracked indoors
    • weekly policing for debris clean-up
    • spring and fall clean-up (blow leaves into lawn before mowing).

VISUAL SITE INSPECTION:

  • Ground Cover, Bushes, and Ornamental Shrubs
    • uniform and presentable
    • dead, diseased, and damaged branches removed
    • inner branching thinned out
  • Tree Care (trees under 12″)
    • dead, diseased and damaged branches removed
    • lower branches removed for pedestrian safety
  • Plant Beds, Mulch, Bark or Stone Areas
    • weekly policing for weeds and debris
    • remove weeds as needed while policing grounds
    • bed edges and tree rings should be maintained with a straight 2″ deep edge (May thru August)
    • turf appears healthy and green
    • no signs of chemical burns on turf or plant material
    • shrubs and trees present healthy appearance
    • turf appears weed free
    • beds, stone areas, sidewalk cracks to be cleared of weeds as needed

SAFETY REQUIREMENTS:
Safety regulations require wearing of sturdy shoes — no tennis shoes.  You will be supplied with an appropriate uniform; also where required, you will be supplied with safety goggles, gloves and hearing protection.  It is a condition of employment that you wear eye and hearing protection when operating power equipment.

Job requires lifting and pulling and connection of hoses and sprinkler devices.  Proper lifting techniques must be followed to protect against back injuries.  If you are allergic to insect bites, bee stings or other severe allergic reactions – please tell your supervisor about the condition.  The risk of a life threatening reaction may preclude you from employment in this job classification.

RESPONSIBILITIES:
The groundskeeper is responsible for the proper maintenance and appearance of the landscaping to create an attractive, and inviting atmosphere to compliment the apartment community living environment.  Some requirements of the groundskeeping position are impacted by weather and you may be assigned alternate duties by the manager.

This position is hourly, non-exempt category.
