We practice “open-book” management with our employees (we share all financial performance results within each operating unit.), and we also teach concepts such as income capitalization.  Owners know the significance of NOI and so do our employees.  Informed employees are naturally better decision makers.  Team Tecton staff understands how to take bottom line responsibility.

Each of our employees participates in an intensive, 3-day, multi-media training seminar.  Every Key Manager and several experienced Site Managers conduct portions of the training. Subjects covered include: Leasing, Maintaining the Community, Apartment Preparation, Processing Move-ins and Move-outs, On-Site Accounting, Landlord Tenant and Fair Housing Laws, Sound Personnel Management Practices, and Financial Training for Real Estate.  Training helps ensure that every community we manage follows the same set of procedures and practices.

Business Manager

The Business Manager is responsible for the 24-hour operation of the community: Rent apartments, supervise staff to successfully accomplish the collection, receipt and deposit of income due the property and maintain correctly all bookkeeping and records-keeping functions.

Assistant Business Manager

The Assistant Business Manager must be well qualified to handle all phases of job responsibilities in a correct, safe and confident manner. The Assistant Manager must be willing to follow directions, demonstrate the use of common sense and good judgement to solve routine problems and to keep the Manager fully informed of current and potential future situations and problems.

Leasing Specialist (Full or Part-time)

Strong sales and closing techniques. A minimum of two years general or sales work experience or one year industry specific experience. Basic clerical competency to accurately process and complete the maintenance of records, bookkeeping procedures and other accounting functions, including typing and computer skills.

The Maintenance Supervisor is responsible for directing all necessary maintenance and repairs at the property.  The flexibility and good humor with which you adjust to changing job demands, your positive attitude and strong commitment to professional growth is critical to your success in this position.

Apartment cleaning personnel are responsible for the thorough cleaning and detailing of the apartments, pool, spa and weight rooms, common areas of buildings, laundry rooms, and such other areas as designated by the manager.

Groundskeeper duties at a multi-family residential property are varied, and require a degree of specialized knowledge to properly maintain plant material, trees, and the lawns in a healthy and attractive condition through seasonal changes.

Being retired from the Army after serving 20 years, I found myself wanting to have a job that would make a difference in people’s lives. With Tecton I found just that – providing people with the chance to live in affordable housing and a peaceful environment. I’ve been in the industry since 1993, and all but two of those years have been with Tecton.
